GENERAL INFORMATION

Check-in is scheduled for 4:00 pm, and check-out is scheduled for 11:00 am.
We do offer packages for guests to purchase an early check-in or late check-out based on availability.

Absolutely. We are located in the heart of downtown Portsmouth. Conveniently located steps from all of the historical landmarks, great restaurants and shops. If you are looking to get around Portsmouth without needing to walk, The Sailmaker’s House is the stay for you!

Yes, the property is suitable for strolling and there are a few sitting areas on the grounds to enjoy nice weather.

The inn is a self-check in property. Our staff will come and go and try to be available for check in weekend evenings until 6 or 7 pm. Our housekeeping staff is on the property for turn over services, guest room refreshes and cleaning the common spaces. If you need assistance, we encourage you to take advantage of the personal concierge service. They are only a text away!

Yes we offer onsite parking on a first come, first served basis. There are 9 spots for 10 guestrooms. Street parking is available on Washington Street and Hancock Street. Metered parking is available on State Street. 72 hour free parking is available in the Parrott Avenue Lot. Our parking is limited to one vehicle per guest room.

If you plan to arrive after 6pm, please call or text the hotel directly and we can instruct for parking and further check in instructions if needed.

The Sailmaker's House is a non-smoking property including the use of vapes, cigarettes and marijuana. A $250 fee will be applied to your final bill if we discover odor or items pertaining to smoking in the guest room.

Although we love our four-legged animals, we do not allow pets on the property. If an animal is found to be onsite in a guest room, a fee may be applied to the final bill.
*Service animals are exempt.

No, Since we are deemed a historical property, we unfortunately have a couple steps leading into all exterior doors.

There is not an elevator at our property. Since we are deemed a historical property, we unfortunately were unable to add an elevator. In preparing for your stay, if you are unable to do stairs, please notify our staff as soon as possible- as we would be happy to move your room to a lower floor (if available).
Rooms & Amenities

Room types include Standard King Rooms, Standard Queen Rooms, and a Suite in Room 8 with a private deck.

Each room includes complimentary free Wi-Fi, flat-screen TV, lobby snacks and coffee, ensuite guest bathroom, hair dryer, iron and ironing board, shower products and plush hypoallergenic down bedding.

Yes, we are able to add a “Pack n Play” to your room upon reservation. There is a $25 fee to do so. Please let us know if you would like to make this a request for your stay at stay@sailmakershouse.com or 603-294-4292.

We do offer roll-away beds for an extra fee of $50/night in the following rooms: 4, 5, & 10. If you are not reserving one of these rooms, we would recommend looking into additional rooms if your party exceeds the maximum number of guests per room.

Each guest room at The Sailmaker’s House is uniquely designed with differing layouts. If you have certain guest room preferences, we recommend calling our staff directly for the best description of each guest room and its location inside the inn.

Yes. Each guest room is equipped with a mini split for both air conditioning and heat. Guests are welcome to control the unit with the touch screen thermostat in the guest room.

No. The Sailmaker's House does not offer complimentary breakfast. Although, we do offer complimentary coffee, tea, assorted snacks and granola bars.

Yes, coffee and tea are available in the lobby 24 hours a day.

Yes. The inn offers filtered water on our coffee bar.

Yes, ice and ice buckets are available in the lobby freezer for your enjoyment while onsite. Ice is limited so we ask that you refrain from packing your cooler with ice. Richardsons market just a block away provides larger quantities of ice if needed.

We do not have a kitchen or microwave on-site that guests may use.
We do offer miniature refrigerators in Rooms 8, at no additional cost. For rooms that do not have that additional amenity, we provide a 6 can, portable, miniature refrigerator rentals for $15.00. -
No, we recommend storing luggage in your vehicle for early arrivals or late departures. If you don’t have a vehicle please contact us at stay@sailmakershouse.com to make other arrangements.
Reservations & Booking

You are able to book your accommodation right from our website. On our booking page, please select the dates of your stay and total number of guests. The system will show you the available rooms, as well as the price for the nightly rate. By “selecting” your room of choice, you will see the total including taxes and fees, to where you can proceed to the booking page. Through the booking page you will also see a section of “add-ons” that you can apply to your reservation (ex. Macarons, Artisan Chocolate, Floral Arrangement). After surpassing the add-on page, you will be able to click on the button “Book now”, to confirm your reservation. Following that, you will receive a confirmation e-mail as well as a text message regarding your recent booking.

After completing the booking process you will get an automatic booking confirmation via e-mail, containing details on your reservation, as well as a confirmation text message.
The evening prior to your arrival, you will receive a text message to complete your digital registration with us. Since we are a self check-in hotel with no front desk, and limited staff on site, we require that this registration be filled out prior to your stay. Once you have completed the registration form, the morning of your arrival you will receive your door access codes to the property just shortly before our scheduled check-in time. You will also find some helpful reminders for during your time with us.

Before finalizing your reservation please double check that you had entered your email address and phone number correctly. In some cases, our emails can also end up in the “spam folder” so please check it as well. In any case, contact us by email at stay@sailmakershouse.com and we will be very happy to assist you.

We require all guests to at least be 21 years of age to book a stay with us. At the time of arrival, we do request an ID to be uploaded to your guest verification. If that ID does not list a date of birth that would equal an age of at least 21 years of age, we will cancel the reservation.

You can book as many rooms as are available for the requested, selected period. If you are interested in blocking off the entirety of the hotel, please reach out to stay@sailmakershouse.com.
Payments, Deposits & Cancellations

If you are to book with our Standard Rate, or Non Refundable Rate- we require a minimum of the first night of your total stay at the time of booking. The remaining balance will be due 3 days prior to your scheduled check-in.
Non-refundable rates require 100% of the full reservation at the time of booking.

After paying the booking deposit, the remaining balance (if applicable) will be charged automatically by The Sailmaker's House, 3 days prior to your check-in with the card that was used to book the reservation. If you need to update your card information please reach out to stay@sailmakershouse.com. Guests will not receive their check-in information if the reservation has not been paid in full.

We require a valid credit card in order to confirm a reservation.

We currently offer a military discount. This discount requires guests to provide a military ID prior to check-in.

When your reservation is cancelled, you will get a cancellation confirmation from us- unless you have booked through a 3rd party (ex. Booking.com, Expedia, Priceline). If you do not receive that confirmation within 30 minutes, please contact us at reservations@thehighliner.com. All refunds take 5-10 business days to process.

For fully flexible reservations: to avoid penalties, all reservations must be canceled by 4 p.m. local hotel time at least 3 days (72-hours) prior to arrival. Cancellations made after this deadline will result in charges for the entire duration of the reservation.
For pre-paid nonrefundable reservations: these reservations are non-refundable, non-modifiable and no credits will be issued.

If you have booked your stay through Booking.com, AirBnB, Expedia, or any of their affiliates, your cancellation policy is listed on your reservation confirmation. If you have booked a non-refundable reservation, the 3 day cancellation policy does not apply to your reservation. If you are to cancel- you will be charged the full amount towards your stay, no refunds.
Other Information

Yes. We offer gift certificates which can be purchased online or at the front desk until 8pm. We also offer seasonal packages and promos listed on our website and on the booking page. If the promotions are not listed on our website, they are not running at that time.

While we are not responsible for items left behind, please contact our front desk at 603-236-7726 with a description of the item and dates of stay and we will do the best we can to locate them! If items are found, we will hold items for 30 days and ship items at the guest’s expense upon request.

The rates that are listed on our booking page are per night. By selecting the specific room(s) you are interested in, it will calculate the total of the entire stay on the side of your web page (if on a computer), or on the bottom of your web page (if on your smartphone).
